7th & Carson (Sears Retail Center)

THE STORY

Our team headed the full facade design and complete Tenant Improvement remodel for this prominent downtown block, originally built in 1955 as a Sears retail outlet. Because the original project plans were drawn entirely by hand, execution demanded exhaustive field coordination to verify unrecorded site conditions and stabilize the aging mid-century shell. Moving from the initial concept all the way through Construction Documents and active construction oversight, the project was carefully engineered around a long-standing local barber shop out of profound respect for the community’s legacy tenants, maintaining continuous operations throughout.

THE VISION

To cultivate a rich, walkable urban streetscape, the design breaks the large building mass into four separate, stylized storefront facades entirely designed by our team, heavily drawing from Art Deco geometries to reflect an established urban environment. The programmatic layout successfully accommodated an ice cream shop, a barber shop, and two distinct restaurants, including the original VegeNation layout. While the building’s retail tenants have evolved over the years, the permanent architectural facades remain entirely unchanged, proving the lasting structural flexibility, commercial value, and timelessness of the original design intervention.
